## What Makes Carpentry Different in Fruit Cove

Four out of five houses here went up between 1970 and 1999, and the dominant product is late-80s and 90s production housing inside large planned subdivisions. Julington Creek Plantation alone runs about 5,800 homes across 4,120 acres, with Durbin Crossing, Aberdeen, Switzerland and the Beluthahatchee area along SR 13 filling in the rest.

That housing shares a set of builder-grade choices: hollow-core doors, 2-1/4 inch colonial casing, a small ranch base, and volume-ceiling great rooms with nothing on them. Nobody put crown in those rooms. Nobody trimmed the two-story foyer. The bones are good and the surfaces were left plain, which is exactly where added crown, a coffered or beamed ceiling, and foyer wainscot produce the biggest visual jump.

Two-story homes are common, and in this region that often means a block first floor with a wood-framed second floor. That is a regional pattern rather than a Fruit Cove statistic, but it shapes how we fasten and how we plan trim from one level to the next.

The other thing specific to Fruit Cove is water frontage. Julington Creek Plantation contains over 100 lakes and 1,200 acres of nature preserve, so a very high share of lots back onto water or wetland, and nobody here wants a rear elevation walled off. Julington Creek, Durbin Creek and Trout Creek are freshwater and brackish rather than ocean, so salt-air corrosion is not a factor the way it is at the beaches. Humidity still is. Owners also upgrade room by room over several years, so matching a thirty-year-old casing profile in the third room is part of the job.

## Building Around Lakes and Preserve Views

When the back of the house is a slider and a bank of windows facing a lake or preserve, the built-in has to work around the glass instead of through it. The usual answer is a low window seat with drawers under the sill, flanked by bookcases that stop below the window head. We keep depth honest, 14 to 16 inches at the base and shallower up top, so the unit does not crowd a room already pointed outside. Painted finishes hold up better than stain against the light these rear rooms take.

The 32259 corridor is almost entirely master-planned communities with mandatory associations and exterior architectural review, and Julington Creek Plantation operates as a Community Development District. There is no historic district here. In practice, interior work moves fast and exterior work needs paperwork. Crown, built-ins, wainscot, ceiling treatments and closets sit inside the envelope and never touch your association's exterior standards. If a project does reach the outside, we will say up front that a submission is likely.

Usually, yes. Most homes here were finished with 2-1/4 inch colonial casing and a small ranch base, and close equivalents are still stocked. We take a profile off a clean piece of your existing trim before ordering, and if nothing matches we have it milled.

What should I put on a two-story great room ceiling?

Beams usually beat crown in a volume room, because crown sitting 18 feet up reads as a thin line and disappears. Box beams or a coffered grid give the ceiling scale you can see from the floor. We mock up spacing on site before we build.

Do I need HOA approval for interior carpentry in Julington Creek Plantation?

Interior millwork such as crown, built-ins, wainscot and closets is not exterior work, so architectural review generally does not apply.
