Homes here were built between 1962 and 2023, with a median build year of 1975, and median living area runs roughly 3,668 to 4,027 square feet, well above the norm. The Deerwood Improvement Association covers about 963 homes across estate, garden-home and townhome sections, mostly one- and two-story custom builds on wooded golf and lake lots.

Because these were architect- and builder-designed one-offs, nothing repeats. Ceiling heights change room to room, openings were detailed to the drawing rather than a catalog, and the original millwork is stained hardwood specified by a 1970s custom builder. Matching it is a real exercise, not a trip to a lumberyard.

That shapes the scope. Most of what we do here is high-end renovation of existing woodwork rather than adding trim to bare walls: refacing or rebuilding an original wet bar, rebuilding library built-ins so they hold what people own now, replacing sunken-room railings, and updating raised-panel wall systems that look dated but were built far too well to tear out.

Geography removes a whole category of work. Deerwood sits inland near the J. Turner Butler Boulevard and Southside Boulevard corridor, with no river or ocean frontage, no salt-air exposure and minimal flood concern, so there is no rot remediation and no moisture chasing. What defines the place physically is preserved tree cover and lake and golf frontage inside the gates, a green island in one of the most commercialized parts of the city. Humidity is the Jacksonville baseline, shade is the differentiator, and the work is purely interior aesthetics and cabinetry.

Matching a fifty-year-old stained hardwood profile is two problems, and people think about only one.

The first is shape. We take a sample off a closet jamb or somewhere it will not be missed, then either find a close stock profile or have a knife ground and the run milled.

The second is color, and it is harder. Fifty years of light has shifted the original finish well away from the color on the stain can. We build sample boards on the same species and view them in the room's own light before anything gets finished. When an exact match is not achievable we say so, and usually recommend a deliberate contrast, because a near-miss looks worse than an honest difference.

Deerwood is the most restrictive market we serve. Access is gated and controlled, the Deerwood Improvement Association manages the community with dues around $3,036 annually, and club membership is handled separately.

Expect formal architectural review for exterior work, plus gate-access and contractor-credentialing requirements before any crew gets on site. We handle our credentialing, insurance documentation and access scheduling with the association ahead of time so install day is not spent at the guardhouse. Because review applies to exterior work, interior millwork moves without that step, and with no historic district the constraints are association rules rather than preservation rules.

We field measure everything, because in a custom house no plan set can be trusted for dimensions. We match existing profiles and finishes, and say honestly when a match will not be close. We renovate original woodwork rather than defaulting to demolition, since a lot of the 1970s casework here was built better than what would replace it. We clear gate credentialing before the first work day, and we build in our shop, so your house stays livable.
