Start with the walls, because they surprise people. The older stock along the Ponte Vedra Boulevard corridor in Old Ponte Vedra, and much of Sawgrass Country Club and Sawgrass Players Club, has out-of-plumb walls, floors that have settled and ceilings at a flat 8 feet. Nothing here can be built to a plan dimension in a shop and dropped in. We template the opening, then scribe and shim the casework to the room as it exists. A bookcase built square to a drawing will show a tapered gap at the ceiling by the time it is against the wall.

Those 8-foot ceilings also flip the design problem. In the newer two-story homes inland, the job is filling a tall void. Here it is often making a low room read taller: vertical lines, a full-height panel run, a tighter crown that does not eat the wall, a built-in that carries the eye up instead of stopping at a countertop.

Construction type varies more than people expect too. Oceanfront and near-ocean homes often use concrete block, or a block first floor with a wood-framed second story, which is standard coastal Florida practice. That matters for anchoring. On block we fasten into existing furring or add our own layer, which pushes the finished surface out and means adjacent casing and base have to be addressed. Upstairs in the same house we are back to studs.

Oceanfront and low-lying lots also fall inside FEMA coastal flood zones, which is worth knowing before you anchor casework to the floor in a ground-level room.

Last, a lot of the work here is replacement rather than addition. The Plantation at Ponte Vedra Beach, Marsh Landing Country Club and Sawgrass Beach Club are full of 1980s oak and raised-panel trim that owners want gone, and swapping it for paint-grade shaker and flat stock is one of our most common jobs.

The list skews toward remodel work, coastal-tolerant materials and pieces built around an existing room.

Freestanding pieces built in the shop, from dining tables to case goods, fall under custom woodworking and bespoke furniture.

Salt does not attack wood directly. It attacks steel and keeps surfaces damp longer, and those two things together are what wreck interior carpentry near the ocean.

So the spec changes. We use stainless or coated fasteners, not bright finish nails, anywhere close to an exterior wall or an opening that gets used. We prime the end grain on every cut, including the cuts nobody sees, because that is where moisture gets in. We use PVC or a moisture-tolerant substrate for the bottom course of a panel run near a slab or a door that opens to the beach. And we acclimate solid stock in the house before it is milled and installed, so it moves before it is fastened, not after.

Most of the best homes in Ponte Vedra sit behind a gate. Sawgrass, Marsh Landing and The Plantation all run architectural review, and anything exterior goes through it, including porch and lanai work.

Interior millwork generally does not. Ponte Vedra is unincorporated, so there is no city hall and St. Johns County is the permitting authority. What does take planning is access, since gated communities have gate procedures, delivery windows and work-hour limits. We confirm those before scheduling material drops.

We build to the house that is there, not to a drawing. Every piece is templated and scribed in the room it will live in.

We know when a wall is block and when it is frame, and we say so before the quote. We handle trim replacement as a real scope with demo and patching included. And we work around gate and delivery rules so your neighbors never notice the project.
