Carpenter in Jacksonville Beach

This is the largest and most commercial of the three Beaches cities, and the most vertically developed. The town started as Ruby and then became Pablo Beach, and the Scull family put up the first tent home in 1884. What sits on that grid now covers a century of building: small 1930s to 1950s wood-frame beach cottages, a big body of 1950s to 1970s concrete block and stucco ranches with 8-foot ceilings, mid-rise and high-rise condominiums along 1st Street, and a steady teardown-rebuild wave producing three-story elevated coastal homes on those same small original lots.

Those new builds set the tone for much of the finish carpentry here. Ten-foot main-floor ceilings carry layered crown and a taller baseboard without looking heavy. Garages sit under the living space, so the stair is the spine of the house, and a full-height stair system with multiple landings, open risers and cable rail is a real carpentry package, not an afterthought. Feature walls in these houses read as new coastal, clean and bright, rather than restored.

The condominium corridor along 1st Street is an entirely separate line of work. It is interior only, with freight elevator logistics, association approval, a certificate of insurance before anyone starts, and posted work hours. Nothing structural gets fastened to an exterior wall.

The original lots are small and the streets are tight, so storage has to be built rather than found. In South Beach, Oceanwalk and the older downtown grid, a banquette, a wall-thickness cabinet or a stair-side built-in earns its place in a way it would not in a bigger house. Waterfront pockets on the Intracoastal side, Isle of Palms among them, are their own category again, and the Pablo Point vicinity sits in between.

One more thing shapes the spec: this is the most rental- and investor-driven of the three Beaches cities. Finishes that hold up to turnover matter as much as finishes that photograph well.

Condo work runs on somebody else's schedule. Most associations want board approval and a certificate of insurance on file before the first tool comes through the lobby, and they set the hours crews can make noise.

Material gets cut down to elevator-sized loads, we stage in the unit instead of the corridor, and we protect common-element flooring on the route from the loading area. Balcony-facing and corridor-facing doors belong to the association, so we design casework that lives entirely inside the unit.

Exterior walls in these buildings are not ours to drill into, so tall cabinetry and shelving get freestanding or partition-wall support designed in from the start.

Jacksonville Beach is a barrier island city with the Atlantic on one side and the Intracoastal Waterway on the other, so buildings sit between salt spray and brackish marsh. Salt corrodes ordinary fasteners and hardware, which then bleed rust through the finish on anything exposed.

FEMA AE and VE zones apply near the ocean and along Intracoastal frontage. VE frontage means pile or column foundations with open breakaway construction below the flood elevation, which is why so many new houses start their living space one floor up. Duval County also sits in the Florida wind-borne debris region, so openings need impact-rated or shuttered protection, and that affects how deep a window jamb is and how the casing returns.

Humidity is the quieter problem. Year-round moisture moves any millwork that was not acclimated, so we let material sit in the conditioned space first. Permits here run through the City of Jacksonville Beach, not the City of Jacksonville, and you can find the city's departments on the official City of Jacksonville Beach site.

We measure on site after the drywall is done, because a cut list drawn off a plan set rarely matches the finished room.

We build stairs and tall-ceiling trim at the scale the house calls for instead of stretching an 8-foot package upward. In condominium work we handle the association paperwork and the elevator scheduling without making it your problem. And when a unit is a rental, we pick finishes that survive it.

• Catch an outdoor concert or festival at the SeaWalk Pavilion on the beachfront.
• Visit the Beaches Museum and its adjacent History Park on Beach Boulevard, where admission is free and the doors are open Tuesday through Sunday.
• Rent a board or take a surf lesson, since this beachfront is the main surf break for the Jacksonville area.
• Eat and drink along the downtown strip near 1st Street and Beach Boulevard, the largest concentration of bars and restaurants at the Beaches.
